Inhambane is the capital of Inhambane Province and one of the oldest settlements on Mozambique’s east coast. It is the service town for the whole region, and the gateway to Tofo, Barra and Guinjata. If you are looking for property for sale in Inhambane, Move2Moz has been listing and selling homes in the province since 2016.
Why buyers choose Inhambane
A real town with history. Dhows traded here as early as the 11th century, and the Portuguese set up a trading post in 1534. Today the city has roughly 80,000 people, with the shops, banks, markets and hospital services that the beaches nearby rely on.
Easy access. Inhambane is around 470 km north-east of Maputo and has its own airport. Flights have connected it with Maputo and Johannesburg, so please check current schedules when planning a trip.
A warm climate. The climate is tropical, with average daily highs of around 29 degrees Celsius.
Choice of lifestyle. You can live in town, by the water on the bay, or a short drive away on the Indian Ocean beaches. Barra and Tofo are both about 25 km away, and Guinjata is around 30 km.

Buying property in Inhambane as a foreigner
Foreign nationals can own property in Mozambique. Land is held through a state-granted land-use right known as a DUAT, and a built property is registered with a title deed. Always use proper local legal representation and verify title before you commit. Move2Moz has guided foreign buyers through this process since 2016, and our complete guide to buying property in Mozambique explains each step.
What to think about before you buy in Inhambane
- Know which area suits you. Town, bay and ocean beaches each give a very different lifestyle, so visit more than one before you decide.
- Getting there. If you want to be further up in Inhambane Province, such as Vilanculos, it is not possible to drive there in one day from Johannesburg, whereas you can do this for Tofo, Guinjata and Barra.
- Prices, rental income and amenities. These can vary quite a bit depending on the region, so check with us first about what will work best for you.
