It’s the call you have been dreaming about, and the money is real. After the excitement settles, the practical question arrives: what do you do with it?
Most financial advice for a windfall is sensible and a little dull. Pay off the bond, top up the retirement annuity, put the rest in an index fund. All good ideas. But if some of that money could buy you a life, not just a return, it is worth asking whether part of it belongs somewhere you can actually live in and enjoy.
That is the case for southern Mozambique, and it is why a growing number of South Africans are looking at the coastline of Inhambane Province.
First, the Boring but Important Part
Before you spend anything, speak to a qualified financial adviser and a tax professional about the whole sum. Winnings, inheritances and large payouts all come with their own tax, estate and exchange-control considerations, and the right split between cash, investments and property depends on your circumstances. Property in Mozambique should be one part of a considered plan, not the whole of it.
Why Property Is Different From Other Investments
A unit trust sits in an account. A beach house sits on a beach. You can visit it, use it, let it to holiday guests and hand it on. For many people who come into money, that tangible quality matters: the asset is something that improves your daily life as well as your net worth.
Why Mozambique Suits a Windfall
Your money goes further. The price of a modest apartment in a South African coastal city can often buy a substantial beach house, a lodge or a large piece of coastal land in southern Mozambique. Compare current listings and you will see the difference quickly. Have a look at what is available on our property list.
It is close to home. For South African buyers, Tofo, Barra and Guinjata are all reachable by road from Johannesburg in a day. That makes a holiday home practical, not a once-a-year expedition.
The coastline is still uncrowded. Wide, empty beaches, warm Indian Ocean water and some of the best diving in Africa, with whale sharks, manta rays and humpback whales.
Foreigners can own property. Foreign nationals buy and hold property in Mozambique through established legal structures. We explain how in our guide to buying property in Mozambique.
Rental income can help. Well-located beach properties can earn holiday rental income, particularly during South African school holidays. Income varies a lot by area, property and how it is managed, so treat any projection with caution and ask us for realistic figures for the specific property you are considering.
Which Area Suits You?
Our four main areas each have a different character:
- Tofo is the most diverse and lively, with a mix of nationalities, restaurants and diving.
- Barra is calmer, with a large South African community, so it feels familiar.
- Guinjata is quieter and more secluded, with only the basics close by.
- Inhambane covers the town and surrounding areas, with more services close at hand.
Prices, rental income and amenities vary quite a bit between these areas, so it pays to speak to us before deciding which one fits your plans.
What to Do Before You Buy
- Get proper advice. Use a qualified financial adviser and a local lawyer.
- Verify the title. Check the registered title deed and the DUAT (land use right) before paying a deposit.
- Visit first. Spend a few days on the ground in the area before you commit.
- Do not rush. A windfall creates urgency. A good property purchase should not.
